Water damage drywall repair is one of the few jobs where the photo quote can shift when we open the wall. Three things move the number:

  2. Mold. Visible mold over a square foot needs abatement before we cut. Less than that, we can handle with proper containment.

What happens before we cut

Water damage scope is the one type where we ask more questions than usual before we book:

  1. Is the leak fixed? We will not replace drywall over an active leak. The patch will just stain again.
  2. How long ago was the leak? Drywall that’s been wet for more than 48 hours and not dried out aggressively may have mold concerns.
  3. Is there insulation behind the wall? Wet fiberglass insulation needs to come out and be replaced — that’s an extra line on the quote.
  4. Has anyone tested for asbestos in popcorn texture pre-1982? Required for ceiling jobs in older homes.
