Drywall installation considerations in the Pacific Northwest
Two things make new drywall installation different in the Seattle area: moisture and basement conversions. Basements are a huge piece of our installation work — finished basement bedrooms, ADUs, bonus rooms, mother-in-law suites. PNW basements get more humidity than basements in Phoenix or Denver, so we default to mold-resistant green board on any wall that backs to grade or sits within 4 feet of a slab. The extra board cost is small. The cost of redoing a moldy wall in 18 months isn't.
On second-floor remodels in older Seattle homes, we often find that the original drywall was 3/8 inch — light, thin, and easy to dent. Modern code is 1/2 inch on walls and 5/8 inch on ceilings (it's about fire rating, but also rigidity). When we install fresh drywall in a 1950s home, we use the modern spec unless you tell us otherwise. The transition between old and new gets feathered so you don't see the thickness change.
For ADU and garage conversions specifically, Seattle's permit process means we often coordinate with electrical and HVAC subs who are roughed in before our hang. We'll work to their schedule and seal up around the boxes properly so your inspector signs off cleanly. How much does drywall installation cost in Seattle?
Installation isn't tier-priced the same way repairs are — scope drives it. For reference: a basic basement bedroom (one room, no closet, ceiling included) usually runs $2,400-$4,200 hung, finished Level 4, and paint-ready. ADU conversions and full bathroom installs are quoted in person. Send photos and rough sqft and we'll give you a real range.
What level of drywall finish do you do?
Level 4 by default — that's the standard for most painted walls, flat finishes, eggshell, satin. Level 5 (skim coat across the whole wall) is available on request, mostly used in commercial work or when you're going to use a higher-gloss paint or strong directional lighting.
Do you do drywall installation in basements?
Yes, and it's a big part of our work. We default to mold-resistant board on below-grade walls, attention to vapor barriers, and we coordinate with the trades roughed in before us. We don't do the framing — bring a GC for that part — but we hang, tape, mud, sand, and finish through paint-ready.
