Remodeling considerations for Seattle homeowners
Seattle's permit process matters more than most cities. A bathroom remodel that involves moving a wall or adding a fixture needs a permit, period. We handle small-scope remodels (within footprint, no structural changes) without a permit when allowed; anything larger goes through SDCI. We've done enough of these to know which department reviewers want which detail.
Older Seattle homes (anything pre-1980) often have legacy materials behind the drywall — knob-and-tube wiring, lead paint, asbestos in popcorn, old galvanized plumbing. Our walk-through always includes a quick survey for these. We don't quote remodels blind. If we find something that changes the scope, we tell you before we open the wall.
ADU and DADU conversions are a growing chunk of our work as Seattle's housing rules have loosened. Garage-to-living-space conversions are particularly common — the framing is usually there, but insulation, vapor barrier, and modern code compliance need attention. We'll coordinate with electrical and HVAC subs at the rough-in stage.

Common questions about remodeling
Do I need a permit for my Seattle remodel?
Depends on scope. Within-footprint cosmetic remodels (replacing drywall, paint, new bathroom fixtures in the same locations) often don't need permits. Anything that moves a wall, adds plumbing, changes electrical capacity, or affects egress does. We'll flag it on the walkthrough.
What does a $149 in-person consult include?
On-site walkthrough, measured scope, photos for our records, written proposal with line-item pricing back within 48 hours. The $149 fee is waived if you book the project — credited to the first invoice. Otherwise it's a flat-fee assessment you can take to other contractors.
How long does a typical Seattle bathroom remodel take?
Three to six weeks depending on scope. A simple cosmetic refresh (tub-to-shower, vanity, paint, fixtures) is 3-4 weeks. A full demo-to-finish bathroom is usually 5-6 weeks. We give you a written timeline in the proposal and update it weekly during the project.
