Water Damage Drywall Repair Seattle | Ceilings & Walls Rebuilt
Once the water is off and the wall is dry, we cut out the ruined board, replace it, match the texture and leave it paint-ready. Photo-quoted, usually one visit.

What we don't take on
Every construction trade your job touches is in scope, with licensed specialists doing the licensed work under us. These are the exceptions — things we don't take on, or won't do out of order:
- × Water extraction, structural drying or dehumidifier placement — that is WA Mitigation
- × Mold remediation or clearance testing — also WA Mitigation, and it happens before we hang board
- × Board over wet framing or a leak that is still running (we will not bury it)
- × Pre-1980 popcorn or textured ceilings before an asbestos test comes back
- × Insurance claim filing, adjuster negotiation or coverage advice
What a Seattle water loss actually does to drywall
Drywall is gypsum wrapped in paper, and both halves fail differently. Paper wicks water sideways, which is why a leak over a 2-foot span of ceiling shows up as a 5-foot stain. Gypsum loses its bond once it has been saturated and dried, so a ceiling that looks fine after drying can still crumble when a screw goes in. That is the main reason we cut rather than paint over — a stain blocked with primer comes back, and a ceiling that has lost its strength does not get it back.
The order matters more here than anywhere else in our work. Board goes up last, after the framing is actually dry, not after it looks dry. A moisture reading taken inside a wall cavity routinely comes back high for days after the surface feels normal, and board hung over that traps the moisture against the stud with a vapor-tight skin on one side. That is how a repaired wall grows mold behind it. If the dryout has not been done or documented, we say so and wait.
Older Seattle homes add a wrinkle. Pre-1980 ceilings are often popcorn or heavily textured, and that texture can contain asbestos, which makes cutting it a regulated job rather than a drywall job. We will not open one of those ceilings on a guess. Newer Ballard and Capitol Hill townhomes have the opposite problem — stacked bathrooms with the supply lines running through shared floor assemblies, so one failed connector damages two units and the repair crosses a wall somebody else owns.

Common questions about water damage drywall repair
Can you just paint over the water stain instead of replacing the drywall?
Sometimes, and we will tell you which one you have. If the board is still firm, the stain is small and the leak is fixed, a stain-blocking primer and a texture touch-up is the honest cheaper answer. If the board is soft, sagging, or crumbles at a screw, it has lost its structure and paint only hides it until it fails again. Send a photo and press the spot with your thumb before you do — tell us whether it gives.
Do you handle the drying and the mold, or just the drywall?
Just the drywall. The extraction, the drying equipment and any mold work is handled by WA Mitigation, which is a sister brand under the same company, so both halves come off one phone call and nobody has to coordinate two contractors. We come in after their side is finished and signed off.
My plumber left open holes in the wall. Can you close them up?
That is one of the most common calls we get. Once the plumbing repair is done and the cavity is dry, we square up the opening, hang new board, finish it and match the texture. It is usually a single visit and it photo-quotes well — a wide shot plus a close-up with something in frame for scale.
Will you work with my insurance company?
We will give you a written line-item scope and photos of what was behind the wall, which is what an adjuster asks for. We do not file the claim, talk to your adjuster for you, or tell you what your policy covers — that is between you and your carrier, and anyone who promises you otherwise is guessing.
How long after the leak before you can hang new drywall?
After the framing is dry, which is typically three to five days of active drying but depends entirely on how much water got in and how long it sat. We work off the dryout documentation rather than a calendar. If nobody dried it, that is the first step and we will point you at it rather than board over wet wood.
